How to use the Mortgage Calculator
Enter the loan amount, interest rate and term. The estimate uses a standard repayment-mortgage calculation.
How it works
This calculator estimates payments for a standard capital-and-interest repayment mortgage. It applies the selected annual interest rate across monthly payments over the chosen term. The result also estimates total interest if the rate remained unchanged for the whole period.
Example: For a £250,000 mortgage over 30 years at 5.5%, the calculator estimates the regular monthly payment using the conventional amortisation formula. Change the rate or term to compare affordability scenarios.
What to keep in mind
The estimate does not include arrangement fees, valuation costs, insurance, taxes, early-repayment charges or a lender’s individual calculation rules. Variable rates can change. Obtain a personalised illustration from a regulated lender or adviser before making a commitment.
Frequently asked questions
Does this work for interest-only mortgages?
No. The calculation assumes the balance is repaid gradually. An interest-only payment is calculated differently.
Why does a longer term reduce the payment but increase interest?
The balance is spread across more months, but interest is charged for longer.
